Most carpet warranties require professional hot water extraction every 12 to 18 months. Not vacuuming — extraction. Skip it and you can technically void the warranty, but that's not the reason to do it. The reason is that carpet stops looking dirty long before it stops being dirty, and by the time you can see it, damage is already happening.
Here's what's actually going on down in the pile. Vacuuming pulls up the loose material sitting on top, which is genuinely useful and you should do it weekly. What it can't reach is the fine grit that has worked its way to the base of the fibers. That grit is sharp. Every time someone walks across the carpet, it grinds against the fiber like sandpaper, and that abrasion is what makes traffic lanes look permanently dull. Those worn paths through your hallway aren't stains — they're damage, and no amount of cleaning brings them back.
For a typical Peachtree Corners or Norcross household, once a year is the right rhythm. Move to every six to nine months if you have pets, kids, allergies, or a light-colored carpet. If it's just one or two adults in a home where shoes come off at the door, you can usually stretch to every 18 months. Offices, lobbies, and rental turnovers run on a different schedule entirely — those are about traffic volume, not calendar time.
Georgia adds a couple of local problems. Red clay tracks in and settles deep, and it stains far more aggressively than ordinary dirt. Our humidity is the bigger issue: moisture that stays in carpet backing encourages mildew and dust mites, which is why we extract as much water as the equipment can pull rather than leaving carpet soaked. Properly extracted carpet dries in 4 to 8 hours. Carpet that's still wet the next day was over-wetted, and that causes its own problems.
One thing worth knowing about the rental machines from the grocery store: they apply plenty of water and don't have the vacuum power to get it back out. What's left behind is detergent residue in the pile, and detergent residue is sticky — it attracts dirt. That's why carpet cleaned that way often looks fine for two weeks and then re-soils faster than it did before. Truck-mounted extraction has the heat and the recovery power to rinse the cleaning solution back out.
